Getting started
Conveyancing is the legal process of transferring ownership of property from one party to another. It covers everything from reviewing the contract and conducting searches through to coordinating settlement and registering the new title.
Yes. In all Australian states and territories, a licensed conveyancer or solicitor must handle the legal aspects of a property transaction. Attempting to do it yourself is not legally permitted for most transaction types.
For buyers, ideally before you sign anything. A contract review before signing can save significant problems later. For sellers, as soon as you decide to sell — your contract needs to be prepared before marketing can begin in most states.
A conveyancer is a licensed specialist in property law. A solicitor holds a broader legal practising certificate but may or may not specialise in property. For standard residential and commercial property transactions, an accredited conveyancer is the appropriate choice.
Fees and costs
Velora charges fixed fees based on the type and value of your transaction. You will receive a clear, upfront quote before committing. There are no hourly rates and no surprise invoices.
Our fixed fee covers all professional services: contract review, searches, requisitions, lender coordination, and settlement. Standard searches are included. Some disbursements such as title registration fees are passed through at cost and itemised separately.
Nothing is payable until settlement. You do not pay our professional fee until your matter settles.
If your matter does not proceed to settlement, you will only be charged for work actually completed. We will discuss this with you if the situation arises.
The process
Most residential purchases settle within 4 to 6 weeks of exchange. Sales typically settle within 3 to 8 weeks of the contract being signed. Timelines depend on your contract terms, lender, and the other party's circumstances.
Standard searches include a title search, land tax certificate, council rates certificate, water rates certificate, and a planning certificate. Strata or owners corporation records are required for strata properties. Additional searches may apply for commercial transactions.
PEXA (Property Exchange Australia) is the national electronic settlement platform used by Velora and all major lenders for property settlement. It replaces the old paper-based settlement process, allowing settlement to occur entirely online.
Yes. Velora is 100% digital. All documents are signed electronically through a secure platform. You never need to visit an office or print a single page.
Buying
Before you sign it. Contract review gives you the opportunity to identify issues, negotiate conditions, or simply understand what you are committing to. Velora offers same-day contract review in most cases.
The cooling off period is a window after signing during which a buyer can withdraw from the contract. Periods vary by state: 10 business days in NSW, 5 business days in QLD, and 3 business days in VIC. Cooling off does not apply to auction purchases.
Settlement is the legal completion of the sale. Via PEXA, funds are transferred from buyer to seller and the title is simultaneously updated. Your conveyancer manages every step and confirms when it is done.
If searches reveal an issue — such as an encumbrance, planning restriction, or outstanding council matter — your Velora conveyancer will explain what it means and advise on your options.
Selling
In NSW, before the property is listed for sale. In VIC, alongside or before the Section 32 Vendor's Statement. In QLD, the agent typically prepares the contract using the REIQ standard form.
A Section 32 Vendor's Statement is a document unique to Victoria that the seller must provide to the buyer before a contract is signed. It discloses key information about the property including title, outgoings, and any encumbrances.
Requisitions are questions the buyer's conveyancer raises after exchange. They cover matters such as outstanding rates, the nature of the seller's title, and any matters that need to be resolved before settlement. Velora manages all requisition responses on your behalf.
If you have a mortgage, Velora coordinates with your lender to arrange a discharge of mortgage to occur simultaneously with settlement. Your lender releases their interest in the property and the balance of sale proceeds is paid to you.
