Investment Property Conveyancing

Purchasing or selling an investment property involves the same legal process as any residential transaction — with a few extra considerations. Velora handles everything.

What's Involved

What we handle

  1. Contract review

We review the contract and flag anything relevant to your investment — existing tenants, rental income disclosure, depreciation schedules, and any special conditions.

  2. Tenancy considerations

If a tenant is in place, we ensure the lease details are correctly disclosed and advise on your obligations as incoming landlord.

  3. Searches and due diligence

All standard searches are conducted. For investment purchases we also advise on land tax implications where applicable.

  4. Settlement

We coordinate settlement through PEXA and ensure all parties including your lender, the seller, and any managing agents are aligned.

Good to Know

Land tax may apply to investment properties held above state-specific thresholds. This is separate from Transfer Duty and is assessed annually by state revenue offices.

Real-world experience

  • Undisclosed lease option found before exchange

An investor purchasing a tenanted property in Brisbane assumed the existing lease would roll over to a periodic tenancy after expiry. The lease had an option for the tenant to renew — one the vendor hadn't disclosed on the property information form. We identified the option during lease review before exchange. The buyer went in with full knowledge of the situation and adjusted their rental yield calculations accordingly. No surprises after settlement.

  • What catches people out with Investment Property

    1. Not reading the existing lease before exchange. The lease terms follow the property — you take them on in full as the incoming landlord, including any options the tenant holds.

    2. Assuming property management fees are standard. They vary significantly between agencies and affect yield from day one. Confirm the arrangement and costs before settlement.

    3. Not modelling land tax at purchase. Investors holding multiple properties can hit state thresholds quickly. Your accountant should run the numbers before you add another property to the portfolio.
