Property Sale Conveyancing

Once you have accepted an offer, the clock starts. Velora prepares your contract, manages all legal requirements, and coordinates with all parties to get you to settlement without the stress.

What's Involved

What we handle

  1. Contract preparation

We prepare your contract of sale promptly so you can list with confidence. In NSW, this must be ready before marketing begins. We make sure it is.

  2. Requisitions management

After exchange, the buyer's conveyancer will raise requisitions. We handle every response so you never have to chase or decipher legal correspondence.

  3. Discharge of mortgage

We coordinate with your lender to arrange discharge of your mortgage in time for settlement so proceeds are released cleanly on the day.

  4. Settlement

Electronic settlement via PEXA. Sale proceeds hit your account on settlement day. We confirm the outcome and wrap up the file.

Good to Know

In Victoria, sellers must provide a Section 32 Vendor's Statement before contracts are signed. In NSW, the Contract for Sale must be ready before the property goes to market. Velora handles both.

Real-world experience

  • Outdated certificate, resolved before it became a problem

A seller in Melbourne listed their property and accepted an offer quickly. Their previous conveyancer had issued an owners corporation certificate that reflected a special levy — one that had since been paid and resolved. The buyer's conveyancer raised it as a requisition three weeks before settlement. We obtained an updated certificate confirming the levy was discharged, responded within 48 hours, and settlement proceeded on the original date.

  • What catches people out with Property Sale

    1. Not having the contract ready before you list. In NSW it's a legal requirement. Elsewhere it's just good practice — a slow contract preparation costs you momentum when offers come in.

    2. Leaving mortgage discharge too late. Your lender needs notice to prepare discharge documents. We contact them early. Waiting until the final week causes the most common settlement delays we see.

    3. Using documents from a previous sale without refreshing them. Outgoing certificates, strata records, and title searches can all go stale. Everything needs to be current.
