Residential Purchase Conveyancing

Buying a property is likely the largest financial decision you will make. Velora handles all of the legal and administrative work from contract review through to settlement, so you can focus on the move.

What's Involved

What we handle

  1. Contract review

We dig into the contract of sale and flag anything you need to know before you sign. Unusual conditions, onerous clauses, missing inclusions — nothing gets past us.

  2. Searches and enquiries

We conduct all required property searches including title, council rates, water, planning certificates, and strata records where applicable. All included in your fixed fee.

  3. Lender coordination

We liaise directly with your lender to ensure all loan conditions are met and mortgage documentation is in order for settlement.

  4. Settlement

We manage settlement through PEXA, coordinating with the seller's conveyancer, your lender, and the title registry. You get the keys. We handle the rest.

Good to Know

Transfer Duty (formerly stamp duty) applies to most residential purchases. First home buyers may be eligible for exemptions or concessions. Your Velora conveyancer will confirm what applies.

Scott's Take

"Most people treat the contract review as a formality. It isn't. I've seen contracts with onerous sunset clauses, title restrictions affecting development potential, and inclusions lists missing things the buyer clearly expected. Read everything before you sign — and if you're not sure what you're reading, that's exactly what we're here for."

  • Strata levy found before auction day

A first home buyer came to us before an auction in Western Sydney. We reviewed the strata records ahead of the auction and identified a pending special levy of $18,000 that hadn't been disclosed in the marketing material. Armed with that information, the buyer negotiated a vendor concession before settlement to offset the amount. Getting the records before auction day — not after — was the difference.

  • What catches people out with Residential Purchase

    1. Assuming pre-approval is the same as formal loan approval. Lenders can and do decline between pre-approval and settlement — usually when circumstances change.

    2. Not checking the inclusions list. Disputes over what's fixed to the property are more common than you'd expect. If the vendor's garden shed matters to you, it needs to be in the contract.

    3. Treating the cooling-off period as a review window. It's a legal right to walk away — but it carries a penalty, and the process for recovering the deposit takes time.
